• Property Evaluation – Our property management team will evaluate your property and let you know what is required to bring your property to rentable condition. Suggestions will be made for any repairs or any safety matters, such as smoke or carbon monoxide detectors, that need to be addressed.
• Management Agreement – Once we have completed our evaluation we will sign a management agreement outlining all the terms a conditions of our work with you.
• Utility Arrangements — Our team will handle the connection of utilities needed prior to tenancy or order to accommodate repairs or inspections for vacant units.
• Work Orders & Repairs – As work orders are received repairs are scheduled. Completed work is inspected by our team prior to payment scheduling. Note: repair work, unless an emergency, is subject to your approval if our quotes exceed the threshold established with you at the commencement of our management agreement.
• Licensing Requirements – All rental properties in Guam require a business license. Our team will advise you of the requirements of the licensing authorities.
• Insurance – Landlord insurance is required for all managed properties. If you do not have this in place already our team will assist you in locating a provider. This is for your protection and ours.
• Marketing Your Property – Once your property has been prepared for the market our team will enter your property to the Multiple Listing Service (MLS) so that your property is immediately exposed to over 400 members of the MLS. Other marketing tools, such as advertising, may be employed.
• Lease Offers and Screening – Upon receipt of a lease offer, our team, along with you, will negotiate terms and conditions to conclude a final executed lease. Part of this process will be to verify information provided on tenant applications. You will sign all leases, unless otherwise agreed.
• Tenant Move In/Out – A move-in inspection report is prepared at move in. The property is photographed so a record is made of property condition. At Move-Out the report is compared and any damages are noted and assessed for repair by the tenant. In the event there are third parties involved, such as housing counselors, they are also notified and included in the move-in/move-out process.
• Collections – Monthly rents, late payments and other fees will be collected in accordance with lease terms.
• Tenant Communications – Our team handles all tenant communications, including the schedule of repair works and handling of other issues.
• Owner Communications – Our team issues monthly financial statements through our property management system. A summary and detailed report are issued so you are always apprised of any income and expense activity with your property.
• Gross Receipts Taxes & Payment Processing – We will file, on your behalf, reports (and payments as required) with the Government of Guam for your

• Property Condition – On occasion we will make recommendations for updates or upgrades to properties based on property and market conditions.
